New Neighborhood of West Sterling Ridge

This new neighborhood will consist of 1,000 new homes built by Chesmar, Gracepoint, Highland, Lennar, Plantation Homes, Village Builders, David Weekley, and Wilshire Homes. First lots will be available in May. Prices will range from $190,000 to mid $400,000. Schools will be Ellisor Elementary, Bear Branch Sixth Grade Campus, Bear Branch Junior High School, and Magnolia High School. A site is already designatd for a new neighborhood school. Current access is via Branch Crossing Drive at the intersection with May Valley. Access via FM2978 is scheduled for completion later this year.

Days On Market In The Woodlands

The average days on the market for homes listed in The Woodlands prior to receiving an executed contract follows the trend of 2007 and 2006. As we all know, summary averages can sometimes skew the results. For example, four of the $1 million + homes on the market in The Woodlands received contracts in January with an average days-on-market of 311 days. Without this historically slower selling list price category, our average days on market would have been 61 days! Artists Sought For The Woodlands Market Street Art Festival Show

Market Street's annual Spring Arts Festival scheduled for May 3 has announced a deadline of March 14 for 40-50 slots for display participants. The show is free to the public. Featured works will include oil paintings, water color, clay, digital art, jewelry, photography, and metal sculpture. Behind The Fence In Creekside Park

While visiting several of the builder model homes in Wilde Creek, clients have asked about construction activity beyond the southern boundary fence of Creekside Park Village. We have the answer! Construction recently started at the WoodsEdge Community Church's 65,000-sq-ft multi-purpose facility between The Woodlands Creekside Park Village and Auburn Lakes on Gosling Road in Spring, Texas . The design features a 1,500-seat worship center, and a 13,000-sq-ft student center, scheduled for completion in 2008. The buildings are the first phase in the master plan of the 67-acre property that includes a 3,700-seat permanent sanctuary, fellowship center, compassion center and a 300-seat chapel.

2008 Assessments For The Two Community Associations

The Woodlands Community Association: The Woodlands Community Association assessment rate for 2008 is 14 cents per $100 of assessable value. This rate is 28 cents, or 66.7 percent less than the 2007 rate. The significant decrease in the rate is attributable to two primary factors. First, due to the results of the November 6, 2007 election whereby voters approved the expansion of boundaries for The Woodlands Town Center Improvement District (now called The Woodlands Township), a defined amount of sales taxes collected within The Woodlands Township will be available to fund a portion of expenses previously paid by property owners' assessment fees. This allocation of sales tax dollars results in a rate decrease of 6.5 cents, or 15 percent from the 2007 assessment rate.
